Cocoa on Short Term

One of the method of owning a land is “the very first person that gets on a particular land becomes the owner. He can cultivate the land as far as he wishes peradventure nobody else own the surrounding lands

Another way to be in possession of a land is through communal system. This is when a leader in a community such as a King gives out the land in his territory to different households, this in turn becomes family land and they give little percent of their harvest to the king.

There are other methods of owning a land in the 90s but let’s continue with our main investments topic.

 

 Land Tenure System

The land mentioned above faces different problems when the household head or leader dies. As a result, this leads to the downfall of so many big farms. Imagine sharing huge hectares of land to many children will bring total downfall of the farm. When the leaders in the community notice this problems, they introduced a new way of sharing the land.

Instead of sharing the land to the children by cutting it into many pieces, they share the land to the mothers. For example, if a farmer gave birth to 50 children from 8 wives.

They will measure the land and split it into 8 equal size. Each wife is entitled to one and her own children irrespective of the total number she bore. That is the only way they can prevent splitting it into 50 places.

Also know this, not all farmers have many children, some are married to just two wives and children might not be more than ten in total. They share the land among the children. Normally in Nigeria, children cater for their parent at this stage.

Why am I telling you all this? Well, I am doing this so that you will know why there are many cocoa farms available for you to invest in as a short-term investment.

When the farm shared is in possession of their mother, they tend to rent it out because most of the children have their own future plans and some already have other source of income. To avoid some sort of fight or arguments, they tend to rent out the farm.

The money will then be shared among them, sometimes they give it to their mother for up keep even though they will still support her financially in case the money is not enough to sustain her till next payment.

Other Factors

Other factors affecting the growth of farmlands passed from one generation to another include the fact that nowadays most children are interested in the white collar jobs. What do I mean by that, they want to be a Medical doctor, Lawyers, Engineers, professors etc.

This is a great disadvantage to farming system in Nigeria but an advantage for investors.

I am telling you because most of this land with cocoa trees are available for rent. This is why I called this type of investment short-term investment under cocoa production.
